When you are on this property, you are truly in wilderness. This rolling prairie is interlaced with eleven canyons and drainages. These canyons and drainages come together and form the Caney River. These canyons are deer highways. The prairie fingers between the canyons are often used by bucks to sequester does for breading during the rut. This gives them the ability to see other competing or satellite bucks approaching from a distance trying to encroach on his breeding ground. This makes decoying exceptionally effective during certain times. Also, if danger approaches, the bucks can easily disappear into the canyons. This sets-up a scenario where one hunter uses a decoy to approach and another hunter covers the canyon escape routes.

In addition to the headwaters of the river, there are two ponds to provide water. There is also evidence of significant history on this property. There is a rock enclosure that dates back to the days when this property was grazed by sheep ranchers as open range. A major cattle trail once ran along the river where herds of cattle were driven to a freight station along the Santa Fe railroad further to the north.
